What happens after I submit a real estate deal?

We review your submission within 48 hours and respond with one of three outcomes, a direct lender introduction, if your deal is ready, a recommendation for Deal Architecture™ or Deal Dossier™ if structural or presentation work is needed first, or honest feedback if the deal does not fit our current lender network.

Do you charge a fee to submit a deal?

No. Real estate deal submissions and business funding applications are free. We earn a referral fee from lenders when deals close. Deal Architecture™ assessments are $2,500. Deal Dossier™ packages are $1,500 to $5,000 depending on deal size.

What markets do you work in?

Our primary real estate markets are Florida, Georgia, Texas, North Carolina, South Carolina, Tennessee, Alabama, and Ohio. Select transactions are considered nationally for deals above $3M. Business funding is available nationally for all states.

What is the minimum real estate loan size?

Our minimum is $150,000 for hard money and private lending. For institutional bridge and DSCR lenders the practical minimum is $500,000. Our sweet spot is $500,000 to $5,000,000 with select transactions up to $10,000,000.

What is Deal Architecture™ and do I need it?

Deal Architecture™ is a six-layer, 97-assumption structural assessment of your deal before you go to market for financing. You need it if your deal has not been independently examined for structural problems, exit cap rate assumptions, insurance costs, operator track record, financing sequence risks. It is $2,500 and takes five business days. Most operators who skip it wish they had not.
